Terms of Use

Epsilon Property Solutions, LLC Effective Date: October 21, 2026

These Terms of Use ("Terms") govern your use of epsilonpropertysolutions.com and related phone, text, and email communications (the "Services") provided by Epsilon Property Solutions, LLC ("Epsilon," "we," "us"). By using the Services, you agree to these Terms and acknowledge our Privacy Policy.

1. Who We Are — Important Disclosures

  1. Not a broker or agent. Epsilon is a real estate investment company. We are not a licensed real estate broker or agent. We do not represent you, owe you fiduciary duties, or list properties for sale on your behalf.
  2. We buy or assign. If we agree to purchase your property, we may (a) close the purchase ourselves, or (b) assign our rights under the purchase contract to another buyer, or arrange a simultaneous or double closing. The other buyer may pay us an assignment fee or price difference, which may be substantial. We will provide all written disclosures required by your state (for example, wholesaling or assignment disclosures and any cancellation rights) before you sign a contract.
  3. Below-market offers. Our cash offers are designed for speed and convenience and may be less than the price you could obtain on the open market. We encourage you to consult a licensed real estate agent, appraiser, and/or real estate attorney before signing any contract.
  4. No contract by form. Submitting a form, receiving an estimate, or talking with us (including with our AI assistant) does not create a contract or obligate you to sell or us to buy. Any estimate is non-binding and subject to inspection, title review, and a written purchase agreement signed by both parties.
  5. AI assistant. Some calls and messages are conducted by an artificial intelligence system on our behalf. AI-generated statements are informational only, do not bind Epsilon, and are not legal, tax, or financial advice. Only a written agreement signed by an authorized Epsilon representative is binding.
  6. No legal, tax or financial advice. Nothing in the Services is legal, tax, or financial advice. If you face foreclosure, contact a HUD-approved housing counselor (1-800-569-4287) or an attorney.

2. Eligibility and Accuracy

You must be at least 18 and the owner of the property, or authorized by the owner, to request an offer. You agree to provide accurate information, including a phone number that you own or are authorized to use. You agree to notify us if your number changes or is reassigned.

3. Communications Consent

If you check the consent box on our form, you agree to receive calls and texts as described in that disclosure and in the SMS Terms below, including calls and texts using automated technology, an autodialer, and AI-generated or artificial/prerecorded voices. Consent is not a condition of any purchase or sale. You may revoke consent at any time by any reasonable means. We may record and transcribe calls for quality, training, and record-keeping. Where required, we will notify you at the start of a call that it is being recorded, and you may decline.

4. Electronic Records and Signatures (E-SIGN)

You agree that we may provide disclosures and records electronically and that your checkbox selections and clicks are your electronic signature.

5. Acceptable Use

You may not misuse the Services, submit another person's information without authorization, submit false information, scrape the Site, or interfere with its security or operation.

6. Intellectual Property

Site content is owned by Epsilon or its licensors. You may view it for personal, non-commercial use.

7. Disclaimers

THE SERVICES ARE PROVIDED "AS IS" WITHOUT WARRANTIES OF ANY KIND. ESTIMATES AND AI-GENERATED CONTENT MAY BE INACCURATE.

8. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, EPSILON WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, OR CONSEQUENTIAL DAMAGES ARISING FROM USE OF THE SITE. Nothing in these Terms limits rights that cannot be waived under applicable law, including rights under any purchase contract or state wholesaling statute.

9. Governing Law; Disputes

These Terms are governed by the laws of the State of [STATE], without regard to conflict-of-law rules. Venue: state or federal courts in [COUNTY], [STATE]. Either party may bring an individual claim in small-claims court.

10. Changes

We may update these Terms by posting a new version. Changes do not affect consent you gave under an earlier disclosure.

SMS / Text Messaging Terms

  1. Program. Epsilon Property Solutions sends text messages about your property inquiry, offers, appointment scheduling, documents, and closing updates to people who opt in on our website or by texting us.
  2. Consent. By opting in, you agree to receive recurring text messages from Epsilon Property Solutions at the number you provided. Messages may be sent using automated technology and may be written or generated by artificial intelligence. Consent is not a condition of any purchase or sale.
  3. Frequency. Message frequency varies.
  4. Cost. Message and data rates may apply. Check with your wireless carrier.
  5. Opt-out. Reply STOP (or QUIT, END, CANCEL, UNSUBSCRIBE, REVOKE, OPT OUT) at any time. You will receive one confirmation message, and then no further texts. You may also opt out by calling (555) 010-0000, emailing offers@epsilonpropertysolutions.com, or any other reasonable means. Opting out of texts also opts you out of automated and AI calls. To rejoin, reply START.

  7. Carriers. Carriers are not liable for delayed or undelivered messages. Supported on major US carriers.
  8. Hours. We send messages only during permitted hours in your local time.
  9. Privacy. See our Privacy Policy. Mobile information (phone numbers and SMS opt-in data and consent) will not be shared with or sold to third parties or affiliates for marketing or promotional purposes.
  10. Changes to your number. If you change or give up your mobile number, text STOP from that number first, or notify us at offers@epsilonpropertysolutions.com.
