Epsilon Property Solutions, LLC ("Epsilon," "we," "us," "our") is a real estate investment company. We buy residential property, and we may assign our purchase contracts to other buyers. This Privacy Policy explains how we collect, use, disclose, and protect personal information when you visit epsilonpropertysolutions.com (the "Site"), submit a form, or talk to us by phone, text, or email (together, the "Services"). This policy also serves as our Notice at Collection.
We are not a licensed real estate brokerage and we do not act as your agent.

2. How We Use Information
- To respond to your request, evaluate your property, and prepare and present an offer
- To contact you by phone, text, and email, including with automated technology and AI-generated or artificial voices and texts if you consented
- To negotiate, enter into, assign, and close a purchase contract
- To verify consent, keep records, prevent fraud, and comply with legal obligations (including TCPA, Do-Not-Call, and state wholesaling disclosure laws)
- To measure and improve our website and advertising
- To enforce our Terms and protect our rights
3. Artificial Intelligence and Automated Processing
We and our service providers use automated tools and artificial intelligence (AI), including large language models and AI voice technology, to:
- analyze the information you submit and public property data to estimate value and prioritize inquiries;
- draft, send, and respond to text messages and emails;
- place and conduct phone calls using AI-generated voices (only with your consent);
- transcribe and summarize calls and messages.
AI voice calls identify themselves as automated or AI at the start of the call. You may ask to speak with a person at any time. A human reviews and approves every purchase offer and contract. No legally binding decision about you is made solely by automated means. AI providers process data on our behalf under contracts that restrict their use of your information, and they may not use it to train their general models where we can contractually restrict this.
4. How We Disclose Information
We disclose personal information to:
- Service providers that act on our behalf: CRM and dialer/SMS platforms, AI and voice providers, web hosting, analytics, consent-verification providers (e.g., ActiveProspect TrustedForm), skip-trace/property-data vendors, and email providers.
- Transaction parties, when needed to complete a transaction you are pursuing with us: a buyer to whom we assign or propose to assign our purchase contract, title and escrow companies, closing attorneys, inspectors, contractors, appraisers, lenders, and insurers. Before a contract is signed, we share property details (address, condition, photos, price terms) with prospective buyers. We share your name and contact information with an assignee buyer only after you have signed a purchase contract, and only to complete that transaction.
- Advertising partners (e.g., Google, Meta) through cookies, pixels and conversion APIs, to measure and optimize ads. Under some state laws this may be considered "sharing" or "targeted advertising." See Your Choices below.
- Legal and safety: government authorities, courts, or others when required by law, or to protect rights and safety.
- Business transfers: in a merger, acquisition, or sale of assets.
Mobile information (phone numbers and SMS opt-in data and consent) will not be shared with or sold to third parties or affiliates for marketing or promotional purposes. All of the categories of recipients above exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties, other than service providers that deliver our messages on our behalf. We do not sell your personal information for money. We do not provide your contact information to other investors, buyers, or partners so they can market to you.
5. Cookies, Pixels, and Session Recording
We use cookies, pixels, and similar technologies for site function, analytics, advertising measurement, and to record your interaction with our form (including keystrokes and clicks on the form page) for the purpose of documenting your consent. You can control cookies in your browser. We honor Global Privacy Control (GPC) signals as an opt-out of sale/sharing for the browser sending them.

7. Your Choices
- Calls and texts:
- Reply STOP to any text, say "stop calling" on any call, or email offers@epsilonpropertysolutions.com or call (555) 010-0000.
- We honor reasonable opt-out requests promptly, and within 10 business days at most.
- Opting out of texts also stops automated and AI calls.
- Email: Use the unsubscribe link.
- Ads: Use GPC, your browser's cookie settings, or the opt-out link below.
8. Your State Privacy Rights
Depending on your state of residence (including California, Colorado, Connecticut, Delaware, Indiana, Iowa, Kentucky, Maryland, Minnesota, Montana, Nebraska, New Hampshire, New Jersey, Oregon, Rhode Island, Tennessee, Texas, Utah, Virginia and others), you may have the right to:
- know or access the personal information we hold about you, and receive a portable copy;
- correct inaccurate information;
- delete your information (subject to legal exceptions, such as consent records and our Do-Not-Contact list);
- opt out of the sale or sharing of personal information, targeted advertising, and profiling in furtherance of decisions that produce legal or similarly significant effects;
- limit use of sensitive personal information (we do not use it for inferring characteristics);
- appeal our decision on your request;
- not be discriminated against for exercising these rights.

- We will verify your identity by matching information you provide (such as your phone number and property address) with our records.
- An authorized agent may submit a request with your signed permission.
- We respond within 45 days, extendable once by 45 days where permitted.
- To appeal a denial, email offers@epsilonpropertysolutions.com with the subject "Privacy Appeal." If you disagree with our appeal decision, you may contact your state Attorney General.
California: In the past 12 months we collected the categories listed in Section 1, for the purposes in Section 2, and disclosed them to the categories of recipients in Section 4. We do not knowingly sell or share personal information of consumers under 16.
9. Children
The Services are not directed to children under 18, and we do not knowingly collect their information.
10. Security
We use reasonable administrative, technical, and physical safeguards. No method of transmission or storage is 100% secure.
11. Changes
We will post changes here and update the "Last Updated" date. Material changes will apply going forward. Your consent to calls and texts is governed by the disclosure in effect when you gave it.
